Top Tips for Selling Success

With Scott Mackey

A lot of people thinking about selling are needing to move elsewhere, and will likely end up at Open Homes. Inspecting other properties is a good opportunity to see what you’re in for once your own For Sale sign goes up.

Scott Mackey, Principal of RE/MAX Precision, says “there’s a few things to take note of when you’re visiting other properties for sale.”

“Seeing good foot traffic during a busy Saturday time slot helps you gauge the market, and noticing the ‘hot areas’ of a property shows you what features buyers are impressed by.”

“A popular open home gives you an insight into what buyers are looking for, so you can try to replicate them in your property prior to sale,” Mr Mackey adds.

If seeing so many nice properties has you feeling too overwhelmed to put your own home on the market, don’t fret. Try these tips to make your home look more stylish and expensive, and get just as much attention as the competition.

Paint the interior the right way: Dingy walls don’t sell houses; and an ‘elegant’ shade will speak volumes!

Still on walls: Think about changing architraves and skirtings if they drag the whole look down.

Cool fan update: Paint your ceiling fans. You can remove the fan from the ceiling and take it outside to spray paint or you can just remove the blades. You’ll find numerous helpful step-by-step instructions on-line.

Look at me: Why do the room shots in the high-end magazines look so hot? It is because there is usually just one focal point for décor. It could be the one and only one item on the kitchen bench, or a vase with a single flower in the living room.

Old and worn isn’t good enough: Go for a stylish, sophisticated look. Follow what is on-trend and update fixtures.

Treat windows with respect: If you think your window treatments are pulling the tone of the place down, replace them with something classy but still let in plenty of natural light.

Comfort and elegance make a great pair: Pillows can step up the elegance factor, especially large, overstuffed ones.

Ditch anything on its last leg: If you want an up-market home price, old kitchen appliances are not going to cut it!

Try being unique: You might find expensive-looking pieces in ’boutique’ hardware stores, flea markets and antique shops.

A hint of metal: A gold leaf mirror, a brass table or a few pieces of vintage silver might help make your room look more expensive but a little goes a long way.

Much more than just a door: How do you feel about your front door? If you don’t like yours, invest in one you do. Have you noticed that million-dollar homes tend to have front doors that make a statement?

Worth more than a drive by: Garage doors…. Their look is essential, so invest in new garage doors if need be.

An expensive looking home tends to have a greater chance of selling for more, so take the ho-hum out of the sale and spruce things up.
